Why You May Want a Buyers Agent to Represent You ...
A buyer's agent, under a buyer's agency agreement with the buyer, acts solely on behalf of the buyer. A subagent of the buyer is one who has agreed to work with the buyer's agent and who, like the buyer's agent acts solely on behalf of the buyer. Buyer's agents and their subagents will disclose to the buyer known information about the seller which may be used to benefit the buyer.
THE DUTIES A BUYER'S AGENT OWE TO THE BUYER INCLUDE ...
A buyer agent will promote the best interest of the buyer.
A buyer agent will disclose to the buyer all facts that might affect or
influence the buyer's decision to tender an offer to purchase.
A buyer agent will keep confidential the buyer's motivation for buying.
A buyer agent will present all offers on behalf of the buyer.
A buyer agent will disclose to the buyer all information known to the buyer's
agent about the willingness of the seller to complete the sale or to accept a
lower price.
BENEFITS OF A BUYER'S AGENT INCLUDE ...
Keeping up-to-date with the homes currently available which match their buyer's
"wish list". I will check both of the Local Multiple
Listing Services and local advertising to help locate properties for sale by
private owners.
Showing homes which meet their buyers criteria. Pointing out all positive and
negative features known to the agent.
Negotiating an offer in their client's best behalf.
Advising their client, based on information that is available, and how to
structure their offer to their clients benefit.
Advising their client to get other professional help when needed. For example,
an attorney, home inspector, loan representative, etc.
A buyer agent will prepare a market study of the area in which the house you
like is located. This will enable you to make a better decision on what price to
offer.
A buyer agent will assure that the purchase agreement is written to protect your
interests.
Following up on the mortgage application and assisting, if necessary.
Reviewing title work and closing documents with their client.
Counseling the buyer on their needs and expectations, from their first session
to close of transaction.
Attending the closing of property to assure a successful transaction.

A buyer needs someone that will try to get the best value for them.
Traditionally, a subagent could only be fair to the seller. The buyer was never
told if the house was priced well, nor was anything but material defects pointed
out.
When a buyer is under contract with a buyer's agent, they will receive not only
better quality service, but also the agents fiduciary belongs to the buyer,
not the seller. Subagents always work on behalf of the
seller.
A buyer's agent will negotiate on your behalf. Traditionally, the subagent
didn't do much negotiating, as he worked for the seller.
Since you will be under contract, the buyer agent will work to find you what you
want. Subagents never know if a buyer will buy from them, so they may try to
sell you "any house".
A buyer agent can't discriminate; however, they can tell you which areas are
experiencing the greatest growth. This will help you if you are only planning on
staying in the house a short time.
A buyer agent will take a more active role in the whole process, not just the
sale.
